RentPay Kenya - Terms of Service

By registering and using RentPay Kenya platform, you agree to these Terms of Service. Please read carefully.

1. Platform Fees (Mandatory)

Property Owners: 500 KES per property monthly

Payable on the 1st day of each month. Properties with overdue fees will be suspended after 7 days.

Tenants: 50 KES per rent payment

Automatically added to each rent payment. Clearly labeled as "RentPay Kenya Platform Fee".

Service Providers: 50 KES monthly

Required to maintain active marketplace listing. Unpaid providers removed from search after 15 days.

2. Payment Processing

For Tenants:

When you pay rent through RentPay Kenya, you will see a payment breakdown:

Rent amount (goes to your landlord)
Platform fee: 50 KES (goes to RentPay Kenya)
Total amount to pay

You will receive TWO M-Pesa prompts:

Prompt 1: Platform fee (50 KES) to RentPay Kenya
Prompt 2: Rent payment to your landlord

You must approve BOTH prompts to complete payment.

Platform Fee Collection Details:

All platform fees are collected via M-Pesa Paybill:

Paybill Number: 400200 (Co-operative Bank of Kenya)
Account Number: 01101644860001 or 1116149
Account Name: RentPay Kenya Limited / EditVault

By using this platform, you acknowledge and consent to this payment arrangement.

3. Money Flow Architecture

Critical: Your rent money goes DIRECTLY to your landlord.

RentPay Kenya never holds your rent money. We only collect the 50 KES platform fee for providing the payment processing service.

4. Landlord Fee Reminders

Property owners will receive SMS reminders 3 days before monthly fee due date.

Payment link will be sent via SMS for easy payment.

Properties with fees overdue by more than 7 days will be:

Suspended from tenant access
Hidden from service provider marketplace
Unable to generate new payment requests

5. Service Provider Commissions

Service providers on our marketplace agree that RentPay Kenya receives:

10% commission on cleaning service bookings
5% commission on maintenance work bookings

6. Data Privacy

We collect and store:

Personal information (names, phone numbers, national ID)
Payment history and transaction records
Property details and addresses

Your data is protected under Kenya Data Protection Act 2019. We will never sell your data to third parties.

7. Refund Policy

Platform fees are non-refundable.

Rent payments can only be refunded by agreement between tenant and landlord. RentPay Kenya does not mediate refunds.

8. Liability Limitations

RentPay Kenya is NOT liable for:

M-Pesa service disruptions or failed transactions
Disputes between landlords and tenants
Service provider quality or performance
Financial losses from platform use

9. Account Termination

We reserve the right to terminate accounts for:

Non-payment of platform fees
Fraudulent activity
Violation of terms
Abusive behavior
